Roofing Estimator
Estimating off the footprint is how a roof comes in short. This applies the pitch first.
Who it is for: Roofers and GCs pricing reroofs and new roofs who need squares, not a guess.
What it does
- You give it the flat footprint and the pitch. It applies the real pitch multiplier before anything else, so a 6/12 roof is costed 11.8% bigger than the ground it covers and a 12/12 is 41.4% bigger.
- It shows you that multiplier live as you type the pitch, before you even submit.
- Squares are rounded up the way you actually order them, with your waste allowance applied.
- Tile, clay, architectural shingle, three-tab and standing seam are each priced separately. The tool will not let a shingle rate end up on a tile roof.
- Underlayment comes out in rolls at the coverage of the type you picked, so number thirty felt and synthetic give you different roll counts off the same roof.
- Ridge and hip cap, drip edge in ten foot sticks, and valley flashing are added from the linear footage you give it, and left off entirely if you do not.
- Tear-off is priced per square per layer, against the real roof area with no waste factor, because you tear off what is there and not more.
- Every line has a 'show working' link with the arithmetic behind it.
A day with it
- 01A 2,400 square foot single story, 6/12, concrete tile, one layer coming off.
- 02You type the pitch and watch the multiplier come up: the real roof is 2,683 square feet, not 2,400.
- 03You add 110 feet of ridge and hip, 220 of eave and rake, 48 of valley.
- 04Out comes the tear-off, the squares, the felt rolls, the cap, the drip edge and the valley metal, each with its working shown.
- 05You copy it into an email to the supplier and a summary to the homeowner.
What it does not do
Printed here before you pay rather than discovered afterwards.
- It does not read a plan or a satellite image. You give it the footprint, the pitch and the linear footage; it does the roofing math.
- One pitch per estimate. A roof with two genuinely different pitches should be run as two estimates and added together.
- The rates are defensible starting defaults, not a specific supplier's or a specific market's. Tile pricing in particular swings hard between a tract job and a custom one, so calibrate against a job you already priced before trusting it on a bid.
- Flashing at walls, chimneys, skylights and penetrations is not counted. Add those separately.
